Dustless Floor Refinishing
We keep sanding dust contained. The room is vacuumed after every grit, and sills, radiators and window trim are wiped down before any color or finish goes on.

Room size and whether you add color set the schedule. You'll get a written timeline showing the evening slippers are fine and the morning your couch can come back in.
Gouges, rattling strips and dark pet blotches are handled ahead of the big machine, so once the room is done, you won't be able to find the old damage.
If our refinishing labor disappoints within a year, the return trip is free. Half the bill is paid as the drum sander fires up, the other half after your last layer hardens.

Clear finish, pigment free, lets oak stay light and true in a sunny Back Bay kitchen.

Warm golden brown helps hide crumbs and stray pet fur in busy Dorchester family rooms.

A neutral medium brown pairs with nearly every trim color and calms the amber look older red oak gets.

Reddish brown suits a Jamaica Plain Victorian with dark stained doors and window casings.

Deep brown gives a formal dining space near the Arnold Arboretum real weight while the grain still shows.

Near black tones look dramatic in open Charlestown condos, although dust and paw marks appear sooner.

A full sanding and refinish runs $2.50/Sq Ft, covering stain and every clear layer. If a sofa or upright piano blocks the room, our flat furniture charge is $250.
That depends on size and whether you add stain. Your estimate lists which rooms close, the day each one opens up again and when furniture can return.
There's some, but we control it. The crew vacuums between each grit and cleans the room thoroughly before finish goes on, keeping bedrooms and the kitchen free of grit.
Surface marks often sand out. Deep urine stains seldom do, so the darkest strips get replaced with new oak before the room gets refinished.
Solid oak normally has enough thickness left for several more rounds. Engineered planks carry a thin veneer, so we check how much remains before promising a refinish.
Most families stay, with the work area closed off. With small children or odor sensitivity, spending the night elsewhere as finish dries can help.
It's split evenly between two payments. One happens when sanding gets underway, and the second comes after the last clear layer and your walk through approval.
Yes, for one year. Each person on our refinishing crew is NWFA certified, licensed by the state and insured, and if something looks wrong, we'll return to make it right.
