Dustless Floor Refinishing
Our drum sanders and edgers each drag a hose to a vacuum, so grit gets pulled away instead of drifting onto the piano. Window sills and corners get hand vacuumed too.

Your project manager maps which rooms happen on which days, holds a spare day for sticky August air off Bare Hill Pond, and tells you when the kids can walk through again.
Before sanding we mend whatever is broken: a crack near the hearth, a split kitchen plank, the spot where an old radiator leaked. Repairs get priced after a look.
Sanding and finishing by our own NWFA certified crew carries a one year guarantee. You hand over half once the sanders are humming, half after inspecting the finished rooms.

Natural means skipping stain altogether, sealing white oak clear for a light, fresh feel.

Mid brown hides tracked in grass and pollen, a real help during apple picking season.

A neutral brown sits well beside gray paint and settles the orange look so common in older red oak.

Red brown feels cozy next to the creamy trim and deep window seats of a Still River cape.

Dark walnut tones keep the grain visible and lend a formal dining room, candles lit, some real drama.

Near black is a bold look for an open kitchen, but it reveals dust and spring pollen fast, something we mention before you settle on it.

Plan on $2.50/Sq Ft. Sanding, any stain and every clear layer sit inside that rate, so a small study and a big great room are both priced by the foot.
Very little. Every sander has a vacuum attached that catches dust as it runs, and we vacuum again before finish. At most a light film might show on top of a tall bookshelf.
Most families stay. Plastic goes up across doorways so sanding dust stays in the work area, and you keep using the kitchen and bedrooms while the finish cures.
Usually. Solid wood often has plenty left. We check the wood above the tongue with a probe and hunt for old cut nails before starting, and for engineered floors we check the veneer.
Light marks often sand out. Where urine soaked deep and blackened the oak, those planks need replacing, and the cost depends on how far the damage reaches.
Yes. It is $250 flat, and we carry it all out, wrap the china cabinet and anything delicate in moving blankets, and set everything back once the floor is ready.
In two equal parts. You pay half the morning sanding kicks off. Then on the last day, once you have seen the shine and are happy, the balance is due.
Call our office. If our work gives you trouble before a year has passed, we fix it free, using the same licensed, insured, NWFA certified crew.
