Dustless Floor Refinishing
Each sanding machine we run is tied into a vacuum system that catches powder at the drum. Before finish goes on, sills, trim and corners get vacuumed too.

A typical job spans a few days, and we pencil in one extra as a cushion. Your project manager tells you ahead of time when bare feet are fine and when furniture can return.
Pet spots, cracked planks and cupped areas get fixed before sanding starts, which lets the patch disappear under one even finish. Repair pricing comes after we look.
For twelve months our refinishing labor stays guaranteed. Payment happens in two equal parts: 50% the morning sanders start, 50% after the final layer dries.

Skip the stain and seal white oak in clear, and a sunny room keeps that pale, honey free look.

Medium brown keeps crumbs, dog hair and muddy prints from standing out in a hard working kitchen.

Soft neutral brown suits whatever trim color you have and quiets the orange tint that aging red oak develops.

Warm brown carrying a whisper of red, lovely beside painted white trim in an older farmhouse.

Dark, close to coffee, yet grain still shows, giving a dining room some formal weight.

Nearly black and very dramatic in open rooms. It does show dust a bit faster, and we will say so before you choose it.

Our sand and refinish price is $2.50/Sq Ft. Stain, if you want any, plus all layers of clear finish are part of that number, and small rooms carry no minimum surcharge.
Very little. Each sander pulls powder into a vacuum system as it cuts, and we vacuum walls and floors before finishing. Expect maybe a faint film on a high shelf.
Most families stay. We close off work areas with plastic, and you simply route around those rooms while finish cures overnight.
Solid oak handles many full sandings over its lifetime. Engineered wood depends on its top layer thickness, which we measure at the estimate before promising anything.
Surface marks often vanish under the sander. Deep black spots usually mean those planks get swapped for new ones, priced once we see them.
Clear the rooms yourself, or our crew carries everything out and back for a flat $250. Fragile pieces get extra padding.
Half is due on the day sanding begins, and the rest after we finish, once you have walked the floor and are happy with it.
That falls on us. Twelve months after the last layer dries, the work is still ours to stand behind, and our refinishers are NWFA certified, licensed, insured people. Ring the office and somebody drives back out to sort it.
