Dustless Floor Refinishing
Sanding throws off fine dust, so we keep it contained, vacuum between passes and wipe down sills and trim before any stain or finish touches the wood.

Timing depends on square footage and whether stain is involved. At the estimate we lay out each day, when bare feet are fine again and when your sofa is allowed home.
Gouged spots, wobbly strips and pet damage get sorted out before the big sander comes out, so those repairs vanish into the rest of the room once it's refinished.
Twelve months of coverage protects our refinishing labor. You hand over half as sanding begins, and settle the rest after that final clear layer has dried hard.

Clear finish alone lets white oak stay light and airy, a favorite in sunny Cove living rooms near the water.

Warm medium brown is forgiving with crumbs and paw prints, which is why busy Ryal Side kitchens ask for it.

Soft neutral brown suits almost every trim and mutes the amber cast that aging red oak tends to develop.

A reddish brown tone feels right at home in a North Beverly colonial with white trim and wainscoting.

Deep, rich brown stops short of black, so a formal dining room feels elegant while the grain still reads.

Nearly black brown looks striking across a large open room. It does show dust sooner, and we'll tell you that up front.

Sanding and refinishing costs $2.50/Sq Ft here, stain and clear finish included. Moving the furniture out of the way is a flat $250 if you'd rather not do it.
It depends on size and whether you're adding color. We map out the schedule at the estimate so you know which rooms are closed and when you can walk back in barefoot.
Some dust is part of sanding wood, but we keep it under control with vacuuming between passes and a full cleanup before finish goes down, so it doesn't drift through the house.
Light marks often sand right out. Deep urine stains that soak into the oak usually don't, so we replace those strips first and blend them in before refinishing the room.
Solid hardwood tolerates many rounds of sanding across its lifetime. Engineered floors have a thinner top layer, so we check the thickness before deciding if it can safely be refinished.
Many families stay with a room or two closed off. If you're sensitive to smells or have small kids, a couple of nights away during the finish stage can be easier.
Fifty percent is due the morning our sanders start, and the other fifty percent when the final layer of finish is done. No surprise fees get added later.
One year on our refinishing labor. Each refinisher we send holds NWFA certification and is fully licensed and insured, and if anything looks off once it cures, we'll swing back to sort it out.
