Hardwood Floor Refinishing With Long Halls in Manhattan, NY

Long, narrow halls and a lot of doors. Layouts like this are common in the city, and they make refinishing slower, because the big machine has very little room to turn.

The Challenge

In tight halls the edges take up most of the floor. If the edger and the big sander don't blend well, you get a stripe down the middle. Every doorway is another chance for an uneven line.

Our Approach

We used the big sander only where it fit and did the rest with the edger, blending the two with care. Every doorway was scraped by hand, so the halls flow into the rooms with no line in between.

The Process

We sanded the rooms first, then the halls, working toward the exit. After vacuuming we wiped the boards and rolled on the finish, three coats in all, letting each one dry before the next.

Materials and Finish

The honey tone that was already in the oak, no stain, under three gloss coats that stay even in narrow halls.

The Result

The halls and rooms now share one warm color and one shine. There's no stripe down the hall and no line at the doors, just one floor all the way through.
