Walkthrough Before We Start
Valley farmhouses settle over the decades, so our lead installer checks the subfloor for dips and soft spots and notes how every doorway sits before a plank is ordered.

Every installer who walks into your Sunderland home is a Brazil Floors employee, licensed, insured and NWFA certified, never a hired-in sub.
The morning the job begins, we measure again, open the cartons in the rooms they belong to and lay out thresholds, so nothing stalls the nailer midday.
We stand behind our labor for a full year, and the mill carries its own warranty on the boards, so workmanship and wood are both protected.

Rows run parallel to the longest wall, which wastes the least wood and gives a narrow farmhouse room extra length.

Short planks angled into a zigzag give an old entry hall a hand-built look that suits a house from the 1800s.

Planks cut to matching angles meet in a crisp point, which flatters the open layouts of newer homes on the quieter side streets.

Boards laid on a 45 degree diagonal pull the eye toward the far wall and make a small bedroom feel wider.

Oak squares with alternating grain, set parquet style, bring back a classic look for a sitting room or sunporch.

Short strips woven over and under, usually framed by a border, add detail to the dining room of an older home a short drive from the Robert Frost Trail.

Our nail down rate is $2.25/Sq Ft, and the nails and underlayment are built into it. Add the wood from us and it becomes a $5.50/Sq Ft package unfinished, or $6.00/Sq Ft prefinished.
Usually yes. Our installer finds the high and low spots at the estimate, and we fasten or shim the subfloor before the first row of oak is nailed.
Engineered hardwood, floated and glued at the joints, so nothing penetrates the concrete. Labor for that method is $2.00/Sq Ft.
We do. Vinyl plank labor is $2.00/Sq Ft and laminate labor is $1.99/Sq Ft, and both are sensible choices for mudrooms and basements.
Boxes ship from our Natick warehouse with next day delivery. We confirm the start date with you at the free estimate.
A new hardwood tread is $60, covering the tread, riser, nosing, stain and labor. Existing oak stairs can be refinished for $50 per step.
You settle labor the day the crew shows up and the material when cartons land at the door. Any sanding work is billed in two halves, one as it begins and one with the last coat.
We warranty our labor for one year while the manufacturer stands behind the wood. Each installer arrives with a license, an insurance policy and an NWFA credential.
