Walkthrough Before We Start
Rural farm framing shifts over the decades, so before a single nail goes in our lead sets a level on the subfloor, the thresholds and the staircase.

Each installer who pulls into your Scotland driveway is a Brazil Floors employee holding a license, insurance and NWFA certification, never a hired sub.
First comes the tape measure in every room, then cartons, trim and reducers are lined up by the door so the crew never waits on a missing piece.
We stand behind the work for one full year, and the board manufacturer stands behind the oak, so a defect in either place is covered.

Boards run beside the longest wall, the swiftest layout with the least waste, and they lengthen a narrow farmhouse hall.

Short boards form a zigzag at right angles, each piece cut on the spot. A period pick for an old Scotland farmhouse dining room.

Boards mitered at 45 degrees so every pair closes in a clean V, a fit for the open plans of newer houses off Waldo Road.

Laying planks on a diagonal draws the eye across the room, so a modest farmhouse kitchen looks wider.

Oak blocks with the grain turned alternately, parquet style, give a sunroom facing the fields a classic floor.

Short oak strips woven over and under with a dark border belong in the oldest houses on Pudding Hill Road.

Nail down labor in Scotland is $2.25/Sq Ft, with the nails and underlayment counted inside it. Order the oak from us as well and the package is $5.50/Sq Ft unfinished or $6.00/Sq Ft prefinished.
Yes, once the old boards are screwed down and a layer of plywood is added for a flat bed. The prep appears as its own line on the estimate.
A floated engineered floor at $2.00/Sq Ft of labor is the usual answer. If the slab shows moisture, vinyl plank is the safer choice and we say so up front.
We plan eastern Connecticut jobs in blocks, so your house gets a full crew for the entire run. Material leaves the Milford warehouse the day after you order.
The next day, and the planks then rest in the house for a few days before nailing. The material invoice is due as the delivery is unloaded.
Each tread is $60, with the riser, nosing, stain and labor inside that number. We tint it to match the new floor at the bottom of the flight.
The labor payment is due the morning the Scotland crew begins. Moving furniture beforehand is a flat $250, and tearing out old flooring is about $1.00/Sq Ft.
Twelve months on labor, plus the manufacturer warranty on the planks. Gaps or lifting traced to our work are repaired at no cost.
