Walkthrough Before We Start
Mill-village houses have settled for a century, and floors are rarely flat. Our lead checks every room with a straightedge and levels low spots first.

The people who step into your Sprague home are our own employees, licensed, insured and NWFA certified. A subcontractor never lays a board for us.
Day one is a tape, a moisture meter and a pencil. We count doorways, reducers and trim pieces so the boxes at your door match the job.
We guarantee labor for a year and the mill guarantees the boards. Pay for labor when we start and for boards when they arrive.

Laying along the longest wall cuts waste to a minimum and gives a tight hallway extra length.

A zigzag of herringbone, every piece trimmed by hand, gives a plain village dining room real presence.

Every row is mitered at 45 degrees and meets its neighbor in a V, a good match for a long open room.

Planks laid on a diagonal pull the eye across a small kitchen and make a cramped corner feel wider.

Oak squares with alternating grain bring an old parquet look back to a front entry.

Short pieces woven over and under with a dark border make a lively floor for a dining room.

For a nailed-down floor our labor is $2.25/Sq Ft, with the nails and underlayment thrown in. If we supply the wood as well, the all-in figure is $5.50/Sq Ft unfinished or $6.00/Sq Ft prefinished.
Yes, once the crew has checked the joists and subfloor for moisture and soft spots. Low or weak areas are leveled or replaced first, and those steps appear on your quote.
Tear-out is about $1.00/Sq Ft, with disposal handled by the crew. It is itemized on the estimate before you agree to anything.
Our Milford warehouse delivers the day after you order. The install date comes off the crew calendar, usually within the same week or the next.
Nailed oak feels most solid on a wood subfloor, while floating engineered planks on foam suit a concrete slab at $2.00/Sq Ft. Nail-and-glue is $2.50/Sq Ft plus adhesive.
Up to 30% comes off material bought from us, and an online booking of the estimate removes $250. The estimator applies both to your final invoice.
Labor is settled on the morning the crew begins, and boards are paid for at delivery. Until then you owe nothing.
We do, for a flat $250 across the house, and every piece is set back in place afterward.
