Walkthrough Before We Start
Hill-country houses shift with frost heave and long winters, and many camps sit on piers or crawl spaces, so our lead tests the subfloor, doorways and stairs of your Otis house before opening a single carton.

Each person we send is licensed and insured and has passed NWFA certification, so your home is covered from the first board to the last.
On arrival the installers measure every room and stack boxes, trim and thresholds near where they will work, which keeps the job from stalling.
We guarantee our labor for twelve months, and the oak itself carries the mill's warranty, so both the work and the wood are protected.

Boards follow the longest wall, the quickest layout and the one that leaves the least scrap. A narrow cabin reads longer for it.

Short lengths are set in a zigzag at ninety degrees, each one cut and fitted by hand. It suits a dining room in an older farmhouse.

Board ends are cut at 45 degrees so every row closes into a neat V. It flatters the open layouts of newer builds toward Route 8.

Planks laid on the diagonal draw the eye across a room, so a small loft near Otis Ridge feels bigger.

Oak squares turn their grain in alternation for the parquet look, traditional in a den or a ski-season entry.

Thin oak strips are woven over and under and often edged with a dark border. It belongs in the oldest homes of the town.

Nail-down labor runs $2.25/Sq Ft with nails and underlayment inside that figure. If the oak also comes from us, the all-in figure is $5.50/Sq Ft for unfinished boards or $6.00/Sq Ft for prefinished ones.
Yes. The carpet, pad and staples come out, soft subfloor spots are secured, and the oak goes over solid plywood. Tear-out is about $1.00/Sq Ft.
Engineered planks. They float on foam with glued joints, so nothing is hammered into the slab. That method is $2.00/Sq Ft of labor.
Both. Vinyl plank labor is $2.00/Sq Ft and laminate labor is $1.99/Sq Ft, and vinyl is a strong choice for a lakeside mudroom.
It comes the day after ordering. The boxes are stored at our Natick warehouse, and the crew plans its visit once they are on the way.
A new tread is $60 with the riser, nosing, stain and labor inside it. Stairs you already have can be refinished at $50 per step.
Labor is paid once the crew arrives and begins, material when the cartons are dropped off, and sanding is split into 50% at the start and 50% at the last coat.
A twelve-month warranty on labor, plus the manufacturer's on the product. Whoever shows up at your door is licensed, insured and holds NWFA certification.
