Walkthrough Before We Start
Big colonials and Victorians on Milton Hill carry decades of settling in their framing, so our crew lead checks the subfloor, every threshold and the staircase before ordering wood.

The people working in your Milton house are our own employees, with a license, insurance and NWFA certification, never hired by the day from another company.
First visit, the estimator measures each room, counts steps and doorways and lists the trim and reducers, so the delivery matches the house down to the last piece.
You receive a one-year warranty on workmanship from us, plus the manufacturer warranty on the oak itself, which covers both halves of the job.

Boards run parallel to the long wall, a layout that wastes the least wood and makes a hallway look longer.

In herringbone, short boards meet in a hand cut zigzag, a classic touch for the dining room of an older Milton house.

Every board in a chevron floor is cut at an angle so the rows join in a crisp V, handsome in a renovated open kitchen.

Set at 45 degrees to the walls, planks lead the eye across the room and loosen up a boxy living room.

Squares of oak in alternating grain make a parquet look that suits a library or a sunroom.

Basketweave pieces pass over and under each other, often with a dark border, a pattern found in some of the older estates.

On a nail-down job our labor is $2.25/Sq Ft, with the nails and underlayment inside that figure. Supplying the wood ourselves brings the total to $5.50/Sq Ft unfinished or $6.00/Sq Ft prefinished.
We remove the carpet first, along with the pad and tack strips, and repair any soft spots in the subfloor. Then the oak is nailed down. Taking out the old covering runs about $1.00/Sq Ft.
Engineered hardwood, floated on underlayment so no nails touch the slab. That method has labor of $2.00/Sq Ft.
Both, with labor at $2.00/Sq Ft for vinyl and $1.99/Sq Ft for laminate. Vinyl plank is the better pick for mudrooms and basements near the Neponset.
Our Natick warehouse sends it out the next day after the order. The crew start date is agreed with your estimator at booking.
New hardwood treads are $60 each, with riser, nosing, stain and labor included. Existing oak steps in good shape can be refinished at $50 per step.
Crew labor is settled the morning work begins, and material is settled as the boxes come off the truck. If you need furniture moved, it is a flat $250.
Our labor is covered for one year, and the boards carry the manufacturer warranty. The crew is licensed, insured and NWFA certified, and employed by us.
