Walkthrough Before We Start

Brick buildings and older wood-frame houses rarely stay perfectly flat. Before ordering, our crew lead measures the subfloor, checks each threshold and looks at the stairs and the landings.

Licensed, Insured Installation

No subcontractors work in your unit. The installers are our employees, licensed and insured, with NWFA certification on top.

Remeasure and Material Count

On the first morning we stage boxes, trim and reducers in the room, so a condo job keeps moving even when the elevator is shared.

One Year Install Warranty

Twelve months of warranty cover our labor, and the lumber carries the manufacturer's guarantee, so both the install and the wood are protected.

/ FLOOR PATTERN DESIGNS

Hardwood Floor Patterns

Brookline projects include straight lay, herringbone, chevron, diagonal and parquet, with borders and inlays priced at the visit. Herringbone is popular in remodeled condos, while straight boards remain the choice in many two-family homes.

Straight Lay Hardwood

Boards follow the longest wall, saving material and stretching a narrow living room.

Herringbone Hardwood

A stepped zigzag of short boards, each cut and fitted by hand, matches the character of a prewar dining room.

Chevron Hardwood

Mitered at 45 degrees, rows meet in a crisp V that looks sharp in a renovated open kitchen.

Diagonal Hardwood

Set on a diagonal, planks lead the eye across the space and make a small studio feel larger.

Checkerboard Parquet

Basket Weave Parquet

Short pieces woven in a basket pattern with a dark border echo the details of older buildings on Beacon Street.

How much is hardwood installation in Brookline?

Nail-down labor is $2.25/Sq Ft with nails and underlayment included. Buying boards through us brings it to $5.50/Sq Ft unfinished or $6.00/Sq Ft prefinished.

Can you work in a condo with an elevator and a board?

Yes. We bring insurance paperwork for the management office, protect hallways and elevators, and keep loud cutting out of shared spaces.

What flooring works over concrete in a high-rise?

Engineered hardwood floated on padding with glued seams. Nothing is driven into the slab, and labor is $2.00/Sq Ft.

Do you also install vinyl plank and laminate?

Yes. Vinyl plank labor is $2.00/Sq Ft and laminate labor is $1.99/Sq Ft, both handy for kitchens and entries.

How fast does material get here?

The next day. It leaves the Natick warehouse and reaches Brookline by truck, so the crew is not waiting on freight.

Can you take out old floors first?

Yes. Tear-out of old flooring is about $1.00/Sq Ft, and we confirm it during the free in-home estimate.

When do I pay?

Labor is due when the crew arrives and begins. Material is paid at delivery, and no deposit is needed to hold a date.

What warranty do I get?

A one-year labor warranty from us and the manufacturer's warranty on the wood. Installers are licensed, insured and NWFA certified.
