Dustless Floor Refinishing
Sliders, vents and doorways get taped off before sanding, and each sill, wall and corner is vacuumed between every grit so beach sand never ends up in the finish.

A compact cottage can be done within days, bigger homes need a little more time. Every step is mapped out at the estimate, including the first day bare feet are allowed.
Water marks near the outdoor shower door or a cracked strip by the deck are fixed first. Those repairs are quoted after we look, so the patch blends once we sand.
The sanding is handled by NWFA trained people of ours, licensed, insured, labor backed a year. Pay half as the work opens and the rest once that last pass is dry.

Natural with clear finish only, so pale oak stays light and beachy in sunny rooms facing the bay.

A middle brown with some warmth that hides tracked in sand between sweeps, handy in rentals.

A soft, neutral tone that suits any trim color and quiets the brassy cast aging red oak develops.

Reddish brown with depth, a good fit in older homes with white painted window trim and beams.

Dark walnut gives a formal dining room weight and still lets the oak grain show through.

Almost black and very dramatic. It shows sand and pet hair quicker, and we will be honest about that.

Expect $2.50/Sq Ft for the sanding and the finish. A stain color tacks on $2.00/Sq Ft, and if you want our crew to empty the rooms and set everything back afterward, that is a flat $250.
Often, yes. Tell us the gap between guests at the estimate and we plan the sanding and finish passes around it, so the house is dry and ready on time.
Not at all. We vacuum thoroughly before starting and between each grit. Sand trapped in gaps comes out in the process, and the new finish goes on clean.
Only when its real wood veneer is thick enough. We lift a vent grate or look at a threshold edge to measure it before we say yes.
Light marks often sand out. Black stains that soaked deep usually mean replacing a few strips first, priced once we see them, and then the room is sanded as a whole.
Not always. Plenty of owners stay put and simply avoid whichever rooms we are sanding. If the main hallway is included, a night or two away is easier.
No. Fifty percent changes hands on day one, as the big sander warms up, and the other fifty when our crew packs up after the final pass. Nothing is due weeks ahead.
Labor is guaranteed one whole year. Should the finish give you trouble in that span, our crew returns and corrects it at no charge to you.
