At your estimate the crew lead explains how long each coat needs before furniture goes back, so the plan for your rooms is clear before we begin.
A few boards damaged by a pet crate or a leaking radiator are cut out from $150 and the new wood is sanded level with the rest.
A year of labor warranty comes with the job, and our staff hold a license, insurance and NWFA credentials. You pay half when sanding begins and the rest at the last coat.

A clear coat with no color keeps oak bright and light in a small den by the pond.

A medium brown that hides pet hair and boot marks in a busy family room.

A cool gray-brown tone that tempers the orange cast of older red oak.

A golden shade with a hint of red, suited to a period farmhouse dining room.

Deep walnut shows the grain in every board and looks handsome under a long table.

Near black and glossy for a remodeled open plan, though dust and fur show faster.

The rate is $2.50/Sq Ft, covering sanding, stain and three coats of poly. If your oak is sound, a screen and recoat at $1.00/Sq Ft may be enough.
Yes. Sanding removes the yellowed finish, and a cooler stain such as Jacobean or Provincial cancels much of the red. You choose from samples on your own boards.
That depends on square footage and whether you stain, so the crew lead gives you the schedule at the estimate. Furniture goes back only after the final coat has cured.
Keep pets away from the work area or behind a closed door while we sand and coat. Once the finish has cured, paws are fine, and trimmed nails help the surface last.
Not with our setup. Dust is drawn into sealed bags during sanding, and the crew wipes the room down before any stain goes on.
No. Leave a key or a lockbox, because the crew needs access each day until the last coat is down.
Stairs run $50 per step with stain. We hand sand every tread to match the floor above, and risers are not part of that price.
Sanding is paid in two halves, one when the crew starts and one at the final coat. The estimate puts the terms in writing first.
