Most rooms are sanded, stained and finished over a few days. A written schedule spells out the first day for light steps and the day the furniture returns.
Split strips, black pet spots and loose nails are dealt with before the first sanding pass so the patch disappears. We price these repairs free at the estimate.
Every refinish is backed by our twelve month labor promise. Billing is split, one half when sanding gets going and the other after you inspect the final layer.

Skipping stain and using clear poly leaves oak honey bright in a room facing the harbor.

Medium brown hides the grit that comes home on flip flops from Fort Phoenix beach every July.

Neutral tones calm the orange glow that red oak develops with age, sitting quietly beside soft gray walls.

A red brown tone feels cozy in a dining room where the windows face Priest's Cove on gray winter afternoons.

Dark walnut adds richness to a front room, and the figure of the oak still reads clearly beneath it.

Ebony, nearly black, looks striking in big open rooms, though dust and dog hair stand out against it much faster than with lighter shades.

Expect $2.50/Sq Ft to sand off the old finish and refinish the oak, and stain plus poly sit inside that. If you want furniture moved, that costs a single $250, and repairs get priced during your free visit.
Usually. Old oak and pine often have plenty of wood left. We look at an edge where the thickness shows, then sand only as aggressively as that particular floor allows.
Hardly. Vacuums on the sanders catch most dust at the source, plastic hangs across open doorways, and trim and windowsills are cleaned before finish is spread.
Yes. After sanding, samples go on your oak for you to review in your own light. On its own, stain costs $2.00/Sq Ft, though color is already built into our refinishing price.
Light scratches vanish under the sander. Dark urine marks that soaked deep rarely do, so our crew lifts those strips and weaves in new oak ahead of sanding.
No. Half is due as sanding begins. The balance is settled once the last layer cures and we have toured each room with you.
Curing hinges on the finish product and how damp the air is near the water. We put both dates in writing, one for walking and one for heavy pieces, and add felt pads under legs.
Only our own NWFA certified staff, never hired out crews. Brazil Floors holds full licensing and insurance, and if our refinishing labor falls short within twelve months, we make it right.
