Walkthrough Before We Start
Salt air and seasonal use leave shore cottage subfloors uneven, so our lead tests the floor, each threshold and the stairs before the first carton opens.

Everybody who enters your Westbrook home is on our payroll with a license, insurance and NWFA certification. Nothing is handed to a subcontractor.
The first visit is a tape measure in every room. Cartons, trim and reducers are stacked inside the door so the install moves without searching.
Brazil Floors backs the labor for one full year, and the maker separately warrants the oak or engineered planks, so work and wood are covered.

Boards follow the longest wall, the quickest layout with the least waste, and it stretches a narrow cottage living room.

Short boards turn at 90 degrees in a zigzag, each hand cut, which suits a dining room in an older Westbrook colonial.

Each board is mitered at 45 degrees so the rows meet in a crisp V, which flatters an open kitchen and dining area.

Diagonal planks lead the eye across the room, so a small cottage kitchen near Grove Beach feels wider.

Small oak squares alternate their grain in a parquet pattern, a classic look for a three season room made year round.

Narrow oak pieces weave over and under, framed by a darker border, a good match for the front room of an older house.

Labor is $2.25/Sq Ft for nail-down, nails and underlayment included, and $2.50/Sq Ft plus adhesive for nail-and-glue. Pair that with our material and it comes to $5.50/Sq Ft unfinished or $6.00/Sq Ft prefinished.
In a year round house with a dry crawl space or basement, solid oak does well. Closer to the water we lean toward engineered planks, which move less with humidity.
We pull the carpet and pad, scrape off the tack strips and fix any soft spots before laying oak. Taking up the old floor is about $1.00/Sq Ft.
Moving furniture is a flat $250, covering every room, and we return it when the floor is done. Beach house owners with seasonal furnishings often use it.
You settle labor the day the crew arrives and starts, and the boxes are paid for when they are delivered. Reserving the estimate online takes $250 off the total.
Cartons leave our Milford warehouse and generally arrive the next day, since Route 1 runs straight along the shore. Up to 30% off applies when you buy the material through us.
A year of labor warranty comes from Brazil Floors, and the planks carry the manufacturer's own coverage. The people laying your floor are our employees, not subs.
The estimator brings oak samples to your door and lays them on your floor in your own daylight. The in-home estimate costs nothing.
