Walkthrough Before We Start
Wooded lots hold moisture and some Killingworth basements run damp, so our lead walks every room, meters the subfloor and checks each threshold before the first box opens.

Nobody we send up Route 81 is a subcontractor. Every installer is a Brazil Floors employee, licensed, insured and NWFA certified, so you and the house are covered from start to finish.
Measuring comes first, each room taped out, then the cartons, trim and reducers get lined up by the garage door so nobody stops to search for a piece.
The work itself is guaranteed for one year by us, and the planks keep whatever warranty the mill gives them, which puts both the labor and the oak under cover.

Boards follow the longest wall, which wastes the least wood and goes fastest, and it stretches a Killingworth cape visually.

Short lengths set at right angles in a zigzag, each one fitted by hand. Right for a dining room in an eighteenth century house on Route 81.

Rows cut at 45 degrees meet in a crisp V down the middle, a fit for the open floor plans of newer homes off Route 80.

Planks running diagonal to the walls pull the eye corner to corner and make a tight kitchen near the green feel wider.

Square oak blocks with the grain turned each time, parquet style, a classic for a sunroom facing the woods near Chatfield Hollow.

Short oak strips woven over and under inside a darker border, a pattern that suits the older homes on North Chestnut Hill.

Nailing down your oak costs $2.25/Sq Ft in labor, and that already pays for nails and underlayment. If we supply the wood too, unfinished runs $5.50/Sq Ft and prefinished $6.00/Sq Ft.
Yes, tear-out runs about $1.00/Sq Ft, padding and tack strips included. Soft spots in the subfloor get screwed down before the oak goes on.
Engineered oak, floated on foam with glue in each joint, so nothing is nailed into concrete. That labor is $2.00/Sq Ft.
We do, vinyl plank labor is $2.00/Sq Ft and laminate is $1.99/Sq Ft. Waterproof vinyl suits the damp lower levels common on wooded Killingworth lots.
Next day from our Milford warehouse, which is about forty minutes down Route 81 and the interstate. Delivery is paid when the boxes arrive.
Sixty dollars buys a new tread complete with riser, nosing, stain and the labor to set it. Sanding and recoating the steps already in the house is $50 apiece.
Labor is paid when the crew arrives to start, and material when it is delivered. Nothing is owed before that.
Our labor is covered for twelve months and the planks keep the mill's own warranty. Every member of the Killingworth crew is licensed, insured and NWFA certified.
