Dustless Floor Refinishing
Before the drum sander starts, plastic goes up across doorways and heat registers get covered. We vacuum edges after each grit so specks never settle into wet finish.

A typical first floor in a Randolph ranch takes three to five days. You get a day by day plan showing when the floor can take bare feet and when beds and couches come back.
Cracked strips or dark pet spots are dealt with first, so the new wood gets sanded right along with the old and blends in. We price that repair after seeing it.
Our licensed, insured sanders are NWFA trained Brazil Floors employees. We back their refinishing for a year; 50% is due when the sanders roll in, 50% at sign off.

Clear finish with zero pigment, so pale oak keeps its natural honey tone in rooms full of daylight.

A light golden brown that adds warmth to a family room and hides the dust from a busy household.

A balanced medium brown that sits nicely beside white casings and calms the orange cast red oak develops after decades.

A warm reddish tone, good for a colonial near the Jonathan Belcher House with dark wood trim.

A deep coffee shade where every grain line stays visible, calm and elegant for a formal dining room.

Almost black, dramatic in an open room with light walls. Dust and pet hair show more, and we will tell you so before you choose.

Sanding and refinishing together cost $2.50/Sq Ft. For color, budget another $2.00/Sq Ft. Furniture can be carried out and returned by our team for a single $250 charge.
Many Randolph homes built in the 1950s through the 1970s have oak under carpet. We can lift a corner at the estimate to check what is there.
Every sander we run has a vacuum attached, and we hang plastic over doorways. The machines catch nearly everything, and we vacuum again between passes.
Usually around one day after the final layer dries. Furniture is better left out a few more days, and area rugs should wait about two weeks.
Yes. Nail holes along the walls from old carpet are filled before the final sanding pass, so they nearly vanish under the new finish.
We can. Each existing tread is $50 to sand and refinish, and matching the stairs to the floors gives the whole house one look.
Half, or 50%, is due when sanding starts. The remaining 50% is paid at the end after you walk the finished floors with us.
Many families do, using other rooms. The finish smell is strongest for the first day, so some people stay with relatives the night of the last layer.
