Dustless Floor Refinishing
Heating vents get taped shut, doorways get zippered plastic, and the floor is vacuumed after each grit so no stray grain gets dragged under the next pass.

A typical main floor takes several days. You can cross it barefoot a day after the final layer dries; wait several more days before sliding the sofa and bookcases back.
Cracked strips and pet stains are swapped out before the drum sander goes to work, so the new pieces vanish under one finish. You'll see that price up front.
If our finish peels, bubbles or turns rough during the first year, you won't pay to have it made right. Half is due on sanding day, the other half at the final walkthrough.

Skipping stain and sealing white oak clear keeps it pale, a bright, simple look for a south facing front room.

A mid brown hides crumbs and road dust well, which makes sense in a busy family kitchen.

An earthy medium brown never feels trendy. It suits white or wood trim alike and quiets the orange tint red oak develops over decades.

A warm tone carrying a little red looks handsome against white painted trim and an older wooden staircase.

Rich chocolate, deeper than walnut yet stopping well short of ebony, makes a dining room feel formal and snug on winter evenings.

Sanding with a clear finish runs $2.50/Sq Ft, and stain for a new shade is another $2.00/Sq Ft. If you'd like, our crew will empty the rooms beforehand and return the furniture after for $250.
Usually, provided the veneer of real hardwood is thick enough to take sanding. First we pop out a heat register, look at the cut edge and measure what's left.
Water based finish is far easier on the nose than oil based and airs out quickly with a few windows open. Oil based has a stronger odor that lingers a few days.
Narrow cracks can be filled before the last sanding pass. Wide gaps that open in winter and close in summer are better left alone, since filler tends to break loose.
Keep pets away from the work while we sand and finish. Once you can walk across it barefoot, short visits on a leash are fine. Clip their nails first.
If it blocks the edger, we may pull it off and nail it back afterward. If not, we work right up to it carefully and keep it covered during sanding.
We split it down the middle: one payment on the morning our sanders fire up, the other after we've finished and walked the floors with you. Your estimate is free and itemized.
Satin wins most of the time because it hides dust and light scratches. Matte gives a natural, almost unfinished look, while gloss shines brightly but shows wear sooner.
