Is there carpet glue or staples to deal with?
Often. Older carpet installs leave staples, tack strips and sometimes glue. We pull them before sanding so the drum gets clean wood and nothing gets torn.
Can tenants stay in the building during sanding?
Yes. Vacuum attached sanders and plastic over doorways keep dust contained, and work stays inside the unit being refinished.
Can my floor go lighter or darker?
Yes. After sanding, test patches go on your oak and you compare them by the windows where you live. Stain alone is billed at $2.00/Sq Ft, though our $2.50/Sq Ft refinish includes it.
Will deep pet stains sand out?
Surface scratches disappear. Deep black urine stains usually soak too far down, so we cut out those strips first and weave in new wood for an even floor.
How is refinishing paid?
Half on the first sanding day. The balance comes due after the final layer has fully cured and we have walked every room with you.
When can furniture go back?
It depends on the finish and the humidity. A written schedule gives you one date for gentle steps across the room and another for the couch and bed, and felt pads keep the new shine safe.
Who does the refinishing work?
Our own NWFA certified staff handle every job, never subcontractors. We are fully licensed plus insured, and every refinish gets a year of labor coverage.
