Walkthrough Before We Start

Houses near the Farmington River breathe with the seasons, so oak rests in your rooms until the meter agrees with the subfloor, then the first row goes down.

Licensed, Insured Installation

Each installer in your Simsbury home is a Brazil Floors employee holding a license, insurance and an NWFA certification. No other firm sends anyone.

Remeasure and Material Count

Every room is measured, and cartons, trim and reducers are staged by the entry in the order they will be needed, so nobody hunts for a piece.

One Year Install Warranty

Our labor carries a one year warranty and the wood carries its manufacturer warranty, which leaves both the work and the material covered.

/ FLOOR PATTERN DESIGNS

Hardwood Floor Patterns

Straight lay, herringbone, chevron, diagonal and parquet are all installed in Simsbury, with borders and inlays priced at the estimate. Historic houses near the Center lean toward herringbone, and large newer colonials request chevron.

Straight Lay Hardwood

Boards follow the longest wall, the quickest layout with the least waste, and they lengthen a formal living room.

Short pieces set in a stepped zigzag and cut one at a time, a period look for a dining room near Simsbury Center.

Chevron Hardwood

Rows mitered at 45 degrees join in a clean V, which flatters the open kitchens of newer homes on Westledge Road.

Diagonal Hardwood

A diagonal run pulls the eye across a room and makes a narrow Station Street kitchen feel wider.

Checkerboard Parquet

Oak squares with alternating grain in parquet style, a classic finish for a study in a Terry's Plain Road home.

Basket Weave Parquet

Short oak pieces woven over and under, often inside a darker border, seen in the front rooms of older Hopmeadow Street houses.

Our crew drives up Route 10 from the store and warehouse at 92 Munson St in Milford and stays on one Simsbury home to the end. Here they rolled out underlayment, nailed oak tight and scribed it around a built in bookcase, the work an Elm Street colonial receives.

What should I budget for hardwood installation in Simsbury?

Labor is $2.25/Sq Ft for nail down, $2.50 plus adhesive for nail and glue and $2.00 for floated engineered. When we provide the oak, the installed price is $5.50/Sq Ft unfinished or $6.00 prefinished.

Our 1800s house has uneven floors. Will new oak work?

It will after we level the sags and fasten the subfloor. Old framing moves, so we map the dips at the first visit and plan around them.

Can I put hardwood on a walkout level?

Engineered oak floated over a pad can go there, at $2.00/Sq Ft of labor, once the slab reads dry. Solid oak is reserved for wood framed floors.

Do you take out what is there now?

Yes, for about $1.00/Sq Ft with the debris hauled off. Squeaks and soft plywood are repaired before any new board is nailed.

How does the online booking discount work?

Book your estimate through our website and $250 comes off. We will also carry your furniture out and back for a flat $250.

When do I pay?

Labor is paid on the morning the crew arrives, and material is paid as the boxes are delivered. Sanding work splits in halves, one at the start and one at the last coat.

How long should I plan for?

Sealed oak across a few rooms is a day or two. Raw oak sanded and finished in place takes roughly a week.

Who does the work, and what is warranted?

Our payroll employees, never subcontractors, with a one year warranty on labor and the manufacturer warranty on the oak.
