Most first floors need a few days, raw wood to final layer. Barefoot walking is fine next day, and furniture returns a couple of days after.
Dog stains, gouges and wobbly strips are dealt with ahead of sanding, so repaired spots melt in after finishing. Repair cost goes into the free estimate.
For a year after we refinish, our labor is guaranteed. Fifty percent is due as the drum sander first rolls, the rest after that last layer has dried.

No stain at all, only clear finish, keeps oak pale and airy in sunny rooms near Kennedy Park.

A warm middle brown camouflages muddy paw prints in busy kitchens near Morris Elementary School.

Muted greige brown pairs nicely with painted or wood trim, and it hides that pumpkin hue older red oak drifts toward.

Reddish brown, rich like cherry wood, feels right in older homes near the Church on the Hill.

A dark chocolate that stops short of black lends a dining room near Ventfort Hall a formal air.

Almost black, this tone makes a striking statement across a large open floor. Dust and pet hair show sooner, and we say so ahead of time.

Sanding plus refinishing is billed at $2.50/Sq Ft. A stain color on top adds $2.00/Sq Ft. If you'd rather not haul furniture, our guys clear the rooms and return everything for $250.

Light marks often disappear under the sander. Dark spots that went deep into the grain typically need those strips cut out first, which we price at the estimate.
Water based dries clear, smells less and moves faster. Oil based leaves a golden, amber warmth that many folks adore on red oak. Both get tried in a closet corner so you can compare.
Half on the morning sanding begins, the other half once you approve the finished floor. You can get on our calendar without any big deposit.
