A house under 1,500 Sq Ft usually takes 3 days without stain and 4 with it, plus a spare day when the air is damp. You can walk on it in socks after a day, and furniture returns after two.
Where a board is warped by a leak or chewed by a dog, we cut it out and set a new one from $150, then sand it level with the rest.
Labor carries a year of warranty. Half the sanding price is due when we begin and the other half after the last coat.

A clear coat with no color keeps oak light and plain, a calm look for a small cape.

A mid brown hides boot scuffs and dog hair in a busy family room.

A smoky gray brown cools the orange glow of older red oak in a ranch on Elmdale Road.

A golden tone with a hint of red, right for an early colonial near the Green.

Deep walnut that shows every grain line, handsome under a long dining table.

Near black and clean lined for a remodeled kitchen, though lighter pet hair stands out fast.

The flat rate is $2.50/Sq Ft for sanding, one stain color and three coats of poly. A floor that is merely dull may only need a $1.00/Sq Ft screen and recoat.

Under 1,500 Sq Ft that is 3 or 4 days, with a spare day built in. Stocking feet can walk it after 24 hours, and the sofa returns at 48.
Send the dog to the yard or shut it in another room while we are sanding. Paws are welcome on the new finish after 24 hours.
No. The machines draw dust into sealed bags as they run, and the crew vacuums before any stain goes on.
Not really. Leave a key with a neighbor or in a lockbox, since the crew must come in each day until the last coat dries.
Refinishing is $50 per step, treads hand sanded and stained to match. Risers are not part of that price.
No. Half is due once sanding starts and half after the final coat, and nothing is charged to hold a date.
