Dustless Floor Refinishing
Each sander runs tethered to a vacuum that swallows dust at the drum, and between rounds we hand wipe windowsills and trim so nothing settles into wet finish.

Expect a few days between the first sanding pass and the last clear layer. Gentle walking usually resumes the next day, and heavy furniture can return a day or two after that.
Gouges, dog spots and lifting strips get fixed before the first pass, so the patched patch sands down with its neighbors and vanishes once finish goes on.
Labor on every Acton refinish comes with our one year promise. You pay half when the drum sander first spins up and the rest when finish has dried.

Clear finish only, no pigment, letting the oak show its natural honey or blond color.

Medium warm brown hides fur and crumbs nicely in a kitchen that sees heavy daily use.

Neutral middle brown, the fix for that orange glow red oak picks up after thirty years of sunlight.

Reddish rich brown looks at home with crisp white trim and a brick hearth in a classic colonial.

Dark walnut lends a formal dining room some polish and still lets the grain peek through underneath.

Espresso, nearly black, is dramatic across a big family room, though lint and pet hair show up quicker.

For the floor itself, yes, from the first sanding pass through any stain to the final clear layer. Staircases are separate at $50 per step, and we charge $250 flat to haul out the furniture and carry it back.
Most first floors take a few days. Gentle walking is usually fine a day after we finish, and area rugs should wait around two weeks as the finish hardens.
Very little. Our sanders feed dust straight into vacuum hoses while cutting, and the room gets vacuumed yet again ahead of every finish layer. It's nothing like the old style machines.
Usually there is, since solid oak has plenty of thickness to work with. We pull a floor vent or threshold to measure, and a floor that's too thin gets an honest heads up.
Usually not. Water based finish has a mild smell, and most families just avoid those rooms. When the kitchen is on the list, plan on takeout for a day or two.
Light scratches sand right off. Dark urine stains soak through the oak, so those pieces are cut out and replaced first, priced once we see them.
Half on the first morning, as sanding begins, with the remainder due at the walkthrough after the final layer, once you're happy with the floor.
Sanders are run by our own NWFA certified team, licensed and insured, and every refinish gets twelve months of labor coverage. Should something look off later, we return to fix it.
