Dustless Floor Refinishing
Every sander is tied into dust collection, so the mess is caught at the floor. Then we blow walls and ceiling clean and vacuum before finish.

Under 1,500 Sq Ft, most floors take 3 days for clear finish and 4 with stain, and we hold a fifth day. Walk at 24 hours, furniture at 48.
Pet stains, split planks or cupping around the slider all get fixed before we sand, with new boards from $150 each woven in.
Each refinish comes with one year of labor coverage. You pay half as the sanders start up and the rest once the last coat is down.

Clear coats with no color let the oak look fresh and simple in the sunny farmhouse kitchens around Arnold Mills.

A middle brown that hides muddy cleats and crumbs, handy in busy family homes by Diamond Hill Park.

A cool and quiet brown that cancels the orange cast of aging red oak across the capes of Valley Falls.

A golden brown with a warm red hint that looks at home in the older houses around the mill village of Ashton.

Deep and rich with the grain showing, a timeless look for dining rooms in the old Cumberland Hill colonials.

The darkest of the six, almost black and very bold, it suits newer open houses up around Sneech Pond.

It is a flat rate of $2.50/Sq Ft, and that covers sanding, a stain coat and three of poly. Floors that just look tired can be screened and recoated for $1.00/Sq Ft.
Most families do. The dust is caught by the sanders, and water based finish has a low smell. You just stay off the floors while each coat dries.
For under 1,500 Sq Ft, natural or water based takes 3 days and stained floors take 4. We always plan one extra day on top, so count on 5 days in total.
Most claw marks come out with sanding. Deep gouges or boards with urine stains get replaced from $150 each, then we sand it all as one floor.
If the finish is dull but the wood is not scratched through, a screen and recoat for $1.00/Sq Ft brings back the shine fast. Gray spots need a full sand.
Give it 24 hours after the last coat before walking in socks. Furniture goes back at 48 hours, with felt pads on each leg so the new finish stays free of scratches.
Each step is $50, and the stain comes with it. Every tread gets hand sanded until it blends into the hallway up top. Risers stay out of that number.
There is no deposit at all. Half is owed once sanding gets going, and the remainder when the third coat of finish is down and the whole job wraps up.
