Refinishing is one of the best returns you can get on a house, but prices online are all over the place. Some quotes include stain and three coats, others only cover a light buff. Here's how our pricing works so you can compare apples to apples.
The base price
We charge $2.25 per square foot for a full refinish. That includes:
- Sanding down to bare wood with a drum sander and edger
- Filling small gaps and nail holes
- One coat of stain in the color you choose
- Three coats of polyurethane
So a 500 square foot living and dining area comes to about $1,125. A 1,000 square foot first floor is about $2,250.
What can change the total
A few things add time and material:
- Stairs. Treads and risers are done by hand and priced separately from flat floor.
- Board repairs. Water stains, pet damage or loose boards get fixed before sanding.
- Very old finish or paint. Thick layers, wax or paint take extra passes.
- Moving furniture. Clearing the rooms yourself keeps the job simple.
We'll point all of this out during the estimate so there aren't surprises on the last day.
How long it takes
A typical first floor takes two to four days, depending on size and how many coats need to dry. Water based finishes dry faster and smell less. Oil based finishes take longer and have a warmer, amber tone. We'll walk you through both.
Plan to stay off the floor in socks for the first day after the last coat, and wait a few days before putting rugs back down so the finish can cure.
Getting the most from your budget
If you're refinishing before selling, a natural or light stain usually photographs best and appeals to the most buyers. If you're staying, pick the color you love. Doing the whole connected area at once also gives a much cleaner result than refinishing one room at a time.
